Jadescape formerly site Shunfu Ville was acquired by Qingjian Realty on 19 May 2016. It is first en bloc purchase by Qingjian and winning the land with a price of S$638m an estimated $733 price per sq ft per plot ratio. A total of 1206 units will be constructed. The estimated breakeven price will be around $1250 psf. The estimated launch price will be around S$1,400 to S$1,500 psf with smaller unit might hit the $1,600 to $1,700 mark. Slightly more than 50% units will be 1 and 2 bedroom with a size ranging from 527 sq ft to 775 sq ft for a 2 bedroom premium. Price for one bedroom will range about 843,000 to about a million depending very much on the facing. A two bedroom premium unit will cost around 1.2m up.
The average resale price in the area namely Bishan 8, Seasons View, Rafflesia Condominium, Braddell View and Lakeview all being 99 year lease hold are have an average PSF of S$1,160psf however most of the property are about 15 – 20 years old.
There are the new ones like Sky Vue and Sky Habitat which are also 99years leasehold have an average psf of around $1,500 psf. So it is quite close to Jadescape estimated psf.
There is also Freehold property in the area namely Thomson V Two, Marymount View, Thomson 800, Thomson Imperial Court and Tresalveo their psf range between S$1,270psf to around S$1,600psf. However even if they might be low in psf, they are high in quantum. Their overall price range are between S$1.8m to about S$2.3m.
Do note that unit being old might require heavy renovation to the unit which is another cost involve, which means cash out lay will be higher.
There is one new launch in the area 183 Longhaus their average psf have been around S$1550 psf matching closely with Jadescape estimated psf.
The Jadescape location is one of the few Condo that have superb connectivity be it to town or the airport by driving. It is also located just beside Marymount MRT and upcoming Upper Thomson MRT which will help in adding value to the property. A brand new expressway will be constructed in the area and it will help reducing traveling time to the City significantly.
One of its key feature it is education in the area, it is has numerous good school in the area namely Catholic High School Less than 1 km and Ai Tong School which is 1 – 2km distance depending on the block you choose. International school like Australian international school, Global Indian International school and Stamford American International School are also with short drive or by MRT away.
Amenities like Shopping Malls and Food Centres all area located with a 1km radius around Jadescape.
The Layout of Jadescape will be very closely match with previous development by Qianjian. The layout have been very popular amount home buyers. They will be sure up a notch in terms of their design and finishing. However recent inspection with my client at one their development, we have found numerous defect in the property which takes about 1 1/2 month to clear. So in terms of quality hopefully they will up their standard.
In terms of layout wise, in my opinion they have been one of the best. So i am to expect them to have good layout.
